Access: The property has approximately 330' of frontage on the
southbound frontage road of IH-35 and about 480' of frontage on Luther
Drive.
Traffic Counts: According to the 2004 TxDOT Highway Traffic Map,
IH-35 records average daily traffic trip counts of 80,000 VPD south of
FM 2243, with 82,000 VPD north of FM 2243.
Utilities: The City of Georgetown provides water, wastewater and
electric services to the property. Capacity is generally believed to be
sufficient for the commercial development of this tract, but cannot be
guaranteed until a projected land use is submitted to the City for
review. Telephone service is available from Verizon. Gas is supplied
by Atmos.
Environmental: Public records indicate the existence of suitable habitat for endangered karst species throughout the southwest quadrant of Georgetown. Fish & Wildlife Service of the U.S. Department of the Interior would have to make the final determination of potential impact any development of the property might pose. The owner has conducted no environmental survey of the property. This site sits on top of the Edwards Aquifer Recharge Zone and will require a Water Pollution Abatement Plan. Stormwater runoff will need to meet or exceed requirements set forth by the Texas Commission on Environmental Quality Regulations. Construction activity resulting in the addition of impervious cover within the subdivision will be required to obtain a pollution abatement plan prior to the issuance of building permits.
