of Georgetown's prime growth corridor. In the immediate area are Bank of America,
CapitalOne, and Wachovia Banks, HEB grocery store, CVS Drug, McDonald's and other
retail uses. Within the immediate area, several new residential subdivisions are
under construction. The Jo Ann Ford Elementary school is located just south of
this site. |
| Option 1: |
The owner is prepared to subdivide the property into as many as six distinct
lots. The engineers have prepared a preliminary proposal which will include services
to all the lots and the construction of the required Moreland Lane. - [See

provide sewer to the property. A PUE has been created for the extension of sewer.
Pedernales Electric provides electric service. Gas service is supplied by TXU
and Verizon provides telephone service. |
| Traffic Counts: |

| Zoning /
Intensity Levels: |
Current Zoning - C-1
Land Use Intensity Level - Level 4
Future Land Use - Commercial Mixed Use
Acres - 6.2
The City of Georgetown requires conformance to the Future Land Use Map, current
zoning map and Future Century Plan Assigned Intensity Levels as a condition of
site development. The existing approvals assigned to this property are adequate
for the retail development of the property. |
| Environmental: |
Public records indicate the existence of suitable habitat for endangered karst
species throughout the northwest quadrant of Georgetown. Fish & Wildlife Service
of the U.S. Department of the Interior would have to make a final determination
of potential impact any development of the property might pose. Additionally,
this site sits on top of the Edwards Aquifer Recharge Zone and development of
the site will require a Water Pollution Abatement Plan. Stormwater runoff will
need to meet or exceed requirements set forth by the Texas Environmental Quality
Commission regulations. |
