| Entitlements: |
Some years ago, the City of Georgetown annexed roughly the front half of the
property into the City Limits. In order to convert the future use of the property
to commercial use, the balance of the property will need to be annexed into the
City. The Future Land use, Century Plan and Zoning designations will need to be
changed. |
| Environmental: |
Public records indicate the existence of suitable habitat for endangered karst
species throughout the northwestern quadrant of Georgetown. Fish & Wildlife
Service of the U.S. Department of the Interior would have to make the final determination
of potential impact any development of the property might pose. The owner has
not conducted an environmental survey of the property. Additionally, this site
sits on top of the Edwards Aquifer Recharge Zone and will require a Water Pollution
Abatement Plan. Storm water runoff will need to meet or exceed requirements set
forth by the Texas Commission on Environmental Quality. |
| Flood Plain: |
None, per FEMA Flood Insurance Rate Map Panel No. 48491C0115C, dated 9/27/91. |
