Joseph Fish Survey, Abstract #232, Williamson County, Texas |
| Description: |
Approximately 17.0 acres of heavily wooded land. Identified as Tract 5 on
the Concept Plan. This parcel is an ideal retail property located in the heart
of Georgetown’s prime growth corridor. In the immediate area is a new Bank
of America, an 88,000 sf HEB grocery store, CVS Drug, McDonald’s and other
retail stores. Two subdivisions are being built in the area – KB Homes 150
lot Woodlake project and Jimmy Jacobs Heritage Oaks retirement project that will
contain roughly 350 homes at full build out. GISD has recently opened the Jo Ann
Ford Elementary School nearby. The northeast corner of Williams and Wildwood is
being developed by Arrington as a retail center and storage facility. |
| Utilities: |
Water and sewer are available from the City of Georgetown. A 30”
water main is in the Williams Drive R.O.W. Sewer will need to be extended across
an adjacent parcel. A P.U.E has been created for the extension of sewer. Pedernales
Electric provides electric service. Gas service provided by Atmos and Verizon
provides telephone service. (See Broker for details.) |

C-1, local commercial, Century Plan Intensity Level 5. Both zoning and
intensity levels are adequate for the commercial development of this property. |
| Entitlements: |
Approved Concept Plan, zoning and an existing development agreement with the
City of Georgetown. The City of Georgetown and Williamson County have executed
an Interlocal Agreement outlining the responsibilities of the parties for the
re-alignment of Shell Road from Williams Drive to the common property line with
Georgetown Village. A public improvement district (“PID”) is being
created to reimburse the public expenditure of funds in completing this project.
However, Tract 5 does not share any of the total project cost. (See Broker for
details). |
| Traffic Counts: |
Between 19,800 and 25,000 VPD per TxDOT 2004 Traffic Map. |
| Environmental: |
Public records indicate the existence of suitable habitat for endangered karst
species throughout the northwest quadrant of Georgetown. Fish & Wildlife Service
of the U.S. Department of the Interior would have to make the final determination
of potential impact any development of the property might pose. The owner has
conducted no environmental survey of the property. Additionally, this site sits
on top of the Edwards Aquifer Recharge Zone and will require a Water Pollution
Abatement Plan. Stormwater runoff will need to meet or exceed requirements set
forth by the Texas Natural Resource Conservation Commission Regulations. |
